This is a proprietary license agreement governing the use of the **BrootHub** Hugo theme.
By downloading, installing, copying, or otherwise using this software, you agree to be bound by the following terms and conditions.

## 1. Grant of Rights

The copyright holder (the **Owner**) grants the user the following limited rights:

- The theme may be used **solely for private, personal, and non-commercial purposes**.
- The theme may be modified **only for personal and private use**.
- Non-profit organizations, associations, or similar entities **must obtain prior written permission** from the Owner before using the theme.
- The Owner retains the **exclusive right** to use and modify the theme for **commercial purposes**.

## 2. Restrictions

The user is **expressly prohibited** from:

- Using the theme, in whole or in part, for **any commercial purpose** without explicit written permission from the Owner.

## 5. Termination

- Any violation of this license automatically terminates the user’s rights to use the theme.
- Upon termination, the user must immediately delete all copies of the theme and any derivative works created from it.

## 6. Future Availability

- This repository is currently **private** and not considered a final release.
- Upon a future public release, the licensing terms may be **modified or replaced** by an updated license.
